Decision paves way for Warner development

An application by Ausbuild to reconfigure land on Warner Rd at Warner has been granted preliminary approval by Moreton Bay Regional Council.

The land, bounded by Warner Rd to the south, a riparian reserve to the west and existing residential and industrial uses to the east, is proposed to be divided into three lots from the existing two.

The preliminary approval paves the way for development of the site, with Ausbuild considering building a childcare centre at the rear and a food and drink outlet, hardware and gym and swimming pool at the front.

Other uses being considered by Ausbuild for the land include a house, office, shop and health care services.

Under the application, the rear portion would be added to an environmental corridor being developed by Ausbuild as a part of a previous Council approval already being constructed, with the balance of the land divided into two lots

The proposed Child Care Centre would be accessed via Warner Rd and will accommodate 142 children.

Change of zoning

At last week’s Council meeting, Councillor Cath Tonks (Div 9) raised concerns the plans would pave the way for a community hub in the midst of a residential area.

“I am concerned that further applications will come from this by opening this one up to be a community hub…and the impact that will have on the residences just next door,” Cr Tonks said.

Moreton Bay Regional Council planning assessment co-ordinator Marco Alberti told the meeting the land was currently zoned for industrial use, and officers believed the proposed uses, including the childcare centre, would be a better outcome for existing and future residents.

Council voted in favour of the preliminary application, including varying the zoning of the site from Industry zone - Light Industry precinct to General Residential zone - Suburban Neighbourhood precinct.

Councillors Tonks, Karl Winchester and Brooke Savige voted against the application.
