Moreton Bay dominates latest report
New data shows Moreton Bay suburbs are driving Queensland’s house sales, with three of the top 10 suburbs in this region.
Caboolture topped the list, with Morayfield second and Kallangur, reappearing for the first time since early 2025, ninth.
The figures come from InfoTrack’s latest Property Market Update on suburbs with most property sales from October 1 to December 31, 2025.
Chief Operating Officer Lee Bailie said the data highlights the growing appeal of Moreton Bay suburbs to house buyers.
“Caboolture and Moreton Bay region have strong interest as they offer relative affordability, larger blocks and access to key transport and employment hubs,” he said.
“The area is also benefiting from State investment in critical infrastructure, which is supporting growth and giving buyers confidence in the long-term potential of the region.”
However, Queensland’s dominance of house sales has eased, with buyers increasingly looking to units and vacant land.
Houses had just under 60 per cent of sales, but had a first decline in three consecutive quarters. Vacant land rose to 15.1 per cent of sales and unit sales to 25.09 per cent.
“Detached homes are still the dominant choice, but we’re clearly seeing momentum build in other parts of the market,” Mr Bailie said.
“Buyers ended the year exploring alternatives, particularly units and vacant land, as they weigh up value, location and future potential.”
On the unit sales side, Caboolture made its first appearance in Queensland’s top 10 suburbs.
Caboolture’s emergence in the unit rankings signals a broadening property profile and strong growth momentum for the suburb.
“Caboolture’s appearance in the unit market reflects the broader shift in buyer preferences,” Mr Bailie said.
“Buyers are becoming more flexible, exploring options beyond detached houses, and looking at units and vacant land as part of their long-term property strategy.”
Gold Coast suburbs dominated unit sales, taking five of the top 10 places with Surfers Paradise remaining at number one, with a 6.1 per cent increase from the previous quarter.
