Plans revealed for $100m development

Development plans have been submitted for a new 116-home community at Mango Hill.

Chapter Two has lodged an application with Moreton Bay City Council for one, two, three and four-bedroom homes.

Avela, opposite Mango Hill Secondary College, is Chapter Two’s second development in the suburb following Kinsella’s Rise, completed in 2023.

More than 6000sqm of Avela will be communal open space, with a resort-style pool and pavilion, landscaped recreation areas and an amphitheatre.

Chapter Two Director Jon Quayle said the proposal responded directly to the changing demographic of Mango Hill and North Lakes.

“Over the past decade, these suburbs have evolved into a genuine urban hub, with retail,

education, employment and health services all within close reach,” he said.

“This is no longer simply a commuter location. It’s a self-sustaining community and there is strong demand from people who want to stay in the area but need a housing option that aligns with modern affordability.”

Mango Hill’s median house price passed $1 million in January 2026, placing pressure on entry-level buyers and young families seeking to remain in the community.

“We’re seeing a generational shift. Many people who grew up in Mango Hill and North Lakes want to remain close to family, work and schools, but the price of detached housing has moved beyond reach for some,” he said.
