Work starts on new $295m development

Construction has officially begun on a new $295 million over-50s community in Beachmere, which will create hundreds of jobs.

GemLife Beachmere Waterfront will be developed on a 62-hectare site on Gillian St, with 335 new homes and $2.5 million to be spent on infrastructure

More than 80 per cent of the site will be green space and protected wetlands, including an existing 1.1-hectare lake overlooking Caboolture River.

State member for Pumicestone Ariana Doolan and Councillor Mark Booth turned the first sod yesterday with GemLife Managing Director and Group CEO Adrian Puljich.

The three-year project is expected to create 400 jobs through housing, amenities and road upgrades, including new turning lanes and widening of a portion of Beachmere Rd.

GemLife Beachmere Waterfront is GemLife’s fourth land lease community in Moreton Bay, taking the number of homes it is delivering to more than 1685.

“Projects like this are exactly what our growing community needs,” Ariana Doolan said.

Cr Mark Booth said:“We know there is a real shortage of one and two-bedroom homes across our city and developments like this help address that gap.” 

GemLife Beachmere Waterfront will be released to market in June inline with the opening of its new onsite sales office.

The first homes expected to take shape from mid-year and first residents anticipated to move in from the end of 2026. Around a third of inquiries are from within 30 kms of Beachmere.

Mr Puljich said the 52.1-ha wetland reserve will have a network of walking and cycling trails, while the $15.5m Country Club will overlook the lake and Caboolture River.

There will also be an indoor heated pool, cinema, hall, bar and café, salon, golf simulator, lawn bowls, art room, dance floor and summer house with outdoor pool.

Two-bedroom plus multipurpose-room homes are from $815,000. A weekly site fee will cover all maintenance, management and amenities, with no stamp duty, entry or exit fees.
