Families lead the charge in Moreton Bay’s housing market, according to new research, which comes Kinma Valley welcomes its first residents.
PropTrack Stockland Regional Snapshot reveals houses account for almost 75 per cent of buyer inquiries, with four-bedroom detached homes the most sought-after.
Moreton Bay’s demographics reflect this. More than 70 per cent of households are families and 80 per cent of residents live in larger, detached homes.
This is driving interest in Kinma Valley, Stockland’s 2500-home community, at Morayfield, where more than 350 lots have been sold, mostly to families.
“Welcoming our first families is a big moment for Kinma Valley,” Stockland’s General Manager for Queensland Development David Laner said.
“With the first homes now complete and many more under construction, you can feel the momentum building as the community starts coming to life.”
Among the first to move in were Renee and Kaine Barton, who relocated with their three children after decades in their previous home.
“We bought our first home at 21 and lived there for 20 years – so many cherished memories, with all of our babies born there,” Ms Barton said.
"But it was time for a larger home for our growing family.”
After outgrowing their three-bedroom, one-bathroom house, the family was looking for more space and bedrooms.
“We wanted a single-level home that would suit us long-term, with space for the kids and room to grow,” Ms Barton said.
“Having never built before, it really exceeded our expectations – our builder was fantastic and made the process so smooth from start to finish.”
“We’re looking forward to new parks, future café. It’s a game-changer having this extra space for the kids, dog and for us. It already feels like home.”
Kinma Valley’s house and land packages start from around $700,000 with lot sizes from 336-758sqm and priced from $393,000-$553,000. More new home sites will be released this year.
Morayfield’s median house price now sits at $775,000 with neighbouring suburbs such as Burpengary and Narangba into the mid-$800,000s.
Kinma Valley’s next stages have just been released with 23 lots. Another 24 will be released on November 25 in Stages 13 and 14.
A full opening of a 34-home display village will be held in 2026. There are 26 display homes already open.
