A Moreton Bay shopping centre has been put up for sale with a price tag of more than $3 million.

The Busy Miller, which is fully leased at 99-103 Morayfield Rd, Caboolture South, has been listed by Colliers.

On a prominent 1538sqm site, the 388sqm retail centre is fully leased to four businesses, generating a net passing income of approximately $176,621 per annum.

It is anchored by The Cheesecake Shop, which has been at the centre for more than 20 years and has taken a new five-year lease.

The Busy Miller centre also includes Peter Radford Accountants, which has operated onsite for more than 25 years, Boldalicious Hair Boutique and Executive Laundromat.

Colliers Investment Services Manager Shaun Seeto said the centre “presents an exceptional opportunity … in one of Queensland's strongest population growth corridors”..

"What makes this asset particularly compelling is the quality and longevity of its tenancy profile, with businesses such as The Cheesecake Shop and Peter Radford Accountants having established themselves at the property for more than two decades.

“Investors are already showing strong interest due to it being a proven income-producing asset supported by genuine tenant loyalty and strong local trade."
