Work starts on Newport Marketplace

Stage one of Newport Marketplace will take shape in the coming months with construction now underway and major tenants locked in.

Leasing agent and spokesman Tony Mayfield says he expects the landmark centre, developed by Axis Capital, to open mid next year, with a James St-style vibe overlooking a small marina and Jabiru Canal.

“The guys that are developing this, this is a long-term hold for them. This is something they will keep (and lease),” Tony says.

“They have some holdings in James St and that’s where they’ll get a lot of this inspiration from.”

Stage one will be anchored by an ‘upmarket’ IGA supermarket with a big range of locally sourced products.

“The operator of the IGA has store in Albion called the Albion Marketplace. There you can see the high level of presentation and the products. There will be fresh seafood, continental deli, you’ll be able to go there and grind your own nuts and those sorts of things,” Tony says.

“The standard will be something that’s not being delivered on the peninsula and on top of that they’ll be doing price-matching.”

Stage one will also include a health precinct with doctors’ surgery, pharmacy, dentist and physio; French Café/patisserie, sushi, and three other food and beverage outlets; a gym, hairdresser, nail salon, lifestyle service/retailer; and a real estate agency.

“We’re looking for casual dining and looking for operators who are experienced and know what they’re doing so we can provide a better offering, with a better presentation,” Tony says.

“We’ve put all the food and beverage along the water so they can take advantage of the views.”

Boaties will be able to use casual mooring on offer to park their vessels while they collect catering or do their grocery shopping.

Stage two will begin as soon as stage one is finished and will be completed 12-18 months later. It includes a sports club/tavern and 434sqm of retail space.

A walkway overlooking the canal connects the entire precinct with surrounding parkland.

“I’ve been doing work on the peninsula for a number of years now and the peninsula doesn’t have anything like this. I think a lot of the northside doesn’t have this type of offering at all. This is going to be a significant offering for the Moreton Bay community,” Tony says.

“The guys identified this site about five years ago. When Stockland first said they were going to be doing this masterplan here, they approached Stockland fairly quickly and put their foot on the precinct and it’s just taken five years to get to this (population growth) maturity level.”

He expects customers to come from the surrounding housing estate, but also in the form of weekend visitors, giving them another reason to come to the peninsula.

The precinct will have a consistently higher level of presentation and Tony is keen to speak to local operators about leasing the remaining four or five tenancies, particularly Thai, Asian, fish and chips, seafood, modern Italian restaurants/operators.
