Top tips for tenants and owners

With demand for affordable rentals continuing across Moreton Bay, prospective tenants are being encouraged to be prepared and proactive when looking for a home.

Local property manager Kimberly Young said young families and older people living alone were among those looking for homes, attracted by Moreton Bay’s lifestyle and access to local services.

But, regardless of age or demographic, Kimberly says anyone wanting to lease needs a manager “who cares about you and your property”.

“Find someone happy to assist you with every aspect of leasing a property, who has real world experience and can share that,” the Principal Licensee at Petrie Real Estate said.

Getting to know the area

For people moving to Moreton Bay for the first time, Kimberly recommends spending some time exploring the neighbourhood and considering what is nearby.

“Local knowledge is key,” she said, pointing to schools, coffee shops, restaurants, highway access and things to do on weekends.

She said asking questions during an inspection was also a good opportunity for prospective tenants to learn more about the property and surrounding area.

Kimberly’s tips for tenants:

  • Always inspect the property or have someone inspect on your behalf

  • If you cannot make the time let the property manager know so it can be rescheduled

  • If you are going to be late … let the property manager know

  • Talk to the property manager and ask lots of questions

  • If you are new to the area, drive around and see what it has to offer, such as schools services and facilities.

  • Ensure your application form is filled in and signed correctly

  • Provide all the information requested

Petrie Real Estate is a small family-run team which has been serving the community for 30 years and knows the “what, here and when”, especially for those moving into Moreton Bay.

“Given 30-plus years’ experience and knowledge of the local area, means you get a lot of hands-on experience,” Kimberly said.

Kimberly said experience and knowledge of the area were also worth considering for property owners choosing someone to manage their rental.

“Generally our managed properties are close by which means, if we need to, we can attend the property and assist tenants and lessors, trouble shoot maintenance items and keep on top of anything that needs to be done,” she said.

With more people choosing to call Moreton Bay home, Kimberly said taking the time to understand the local rental market, and the community you are moving into, can help make the experience a positive one.
