'Gamechanger' coming to Rothwell

Xenium Living is coming to Rothwell with a new concept in over-50s living, described as a ‘gamechanger’.

Plans are for around 120 low-maintenance free-standing homes and an apartment precinct on eight hectares at the corner of Anzac Ave and Stubbins St.

Two thirds of the land would be ground-level housing, on between 160-260sqm each, and the rest ‘vertical living’.

At the social heart of both will be an extensive variety of life-style amenities for residents, who will also be close to local shops, services, buses and trains.

Using lending trends from around the world, Xenium Rothwell will operate under an ownership and lease model for ‘downsizers, empty-nesters and early retirees’ wishing to buy or rent.

First in Australia

It is believed to be the first such development of this kind in Australia.

“Rob Nicol and I have been involved in lifestyle communities for a couple of decades,” John Wood, the Business Development Manager at Serenitas Lifestyle Villages, said.

“Xenium Rothwell will include a vertical community, taking up approximately a third of the site and will cater for the growing demand of a younger market of empty nesters wanting something more than just an apartment building with minimal facilities and mixed age groups.

“We’ve been doing something similar in Western Australia where a growing portion of the population really like the idea of downsizing among like-minded people and being able to secure long-term rental tenure as an alternative to buying.

“Many people are keen to get ahead of the queue and secure an apartment 12 to 18 months ahead at today’s prices while having a good lead time to plan their life.”

Decision soon

A development application is currently with Moreton Bay Regional Council with a decision expected by the end of this month.

However, Xenium Rothwell welcomes feedback on its plans and suggestions on how to build the ‘ultimate community for over 50s’.

Free information sessions are also being held on Sunday February 6 at Redcliffe Leagues Club, corner of Klingner and Ashmore Rds, Redcliffe.

There are two session times from 11am to 1pm and 3pm to 5pm but booking through the Xenium website is essential.

There is free parking at Redcliffe Leagues Club and morning and afternoon tea will be provided.

Xenium Rothwell will be designed for the health, happiness and wellbeing for the increasingly active over-50 age group which is living up to 15 years longer than past generations.

The Xenium Living website has a comprehensive list of close to 40 options including a bowling green, community garden and hen house, pool, gym, rooftop bar, electric bikes, day spa, cinema, café, community bus and hair salon.

Results from the amenities consultations will be used to finalise designs and provide the lifestyle sought by future residents.
