Waraba's first blocks snapped up

The first 150 blocks of land at Lilywood Landings in Waraba have sold out in just weeks, prompting developer Lennium Group to fast-track future stages to meet demand.

Construction on the new 3000ha city of Waraba - formerly Caboolture West - started this year and is progressing quickly with initial infrastructure well advanced and the first community streets taking shape.

Lilywood Landings released the first stages of land to VIP customers in late July with prices starting at $280,000 and home sites ranging in size from 315sqm to 995sqm.

Lennium Group Development Manager Ian Worthington says about 1500 potential buyers registered their interest prior to the launch, with dozens of blocks sold in the first week and the remaining lots snapped up quickly.

“It’s not every day that people get the chance to buy the very first land in a brand-new city and we are delighted with the strong response received,” Ian says.

“While a large proportion of purchasers have been first home buyers, we’ve also seen demand from new home upgraders keen to build in Waraba.

“The first stage is on track to be completed before the end of the year, which means we will see construction of the first homes starting early in 2025.

“We are now working hard to bring on the next stages as soon as possible to keep up with demand.”

Planning for the future

First home buyers Isabella Spurdle and Oliver Dorofaeff are among those who secured a block in the first land release and hope to move into their new home in June.

“We’re renting at the moment so it’s going to be fantastic to start paying our own mortgage rather than someone else’s,” Isabella, 25, says.

“Lilywood is somewhere we can settle down and grow into.

“We are planning to have kids one day and it looks like a lovely place to raise a family.”

The couple are renting a house at Bray Park and will build a four-bedroom, two-bathroom home at Lilywood Landings.

Isabella, an HR advisor, says their decision was helped by the State Government’s first homeowner grant, which gives eligible buyers $30,000 towards buying or building a new home.

Oliver, 25, an electrician, is looking forward to construction of their home starting early next year.

“We chose Lilywood Landings because of the affordability,” Oliver says.

“We love that there is a lot of infrastructure going in because we feel that it will be a better investment.

“The childcare services, playgrounds and recreation areas make it the perfect place to start a family.”

Parks and open spaces

Lilywood Landings is on Caboolture River Rd at the gateway to Waraba and will deliver more than 700 new homes.

Residents will have access to 1.74km of Caboolture River frontage, more than 23ha for parks and green open spaces, and services such as a convenience store and childcare centre.

It will also feature the region’s first display home village with more than 30 designs from a range of local, state and national builders.

Important infrastructure

Ian says trunk sewer and stormwater construction has been the focus in recent months.

“We have also been busy constructing the services and minor streets, paving the way for easy access and connectivity throughout the Lilywood Landings,” he says.

“With kerb and channel for the first stage now complete and lots being top-dressed, buyers will soon be able to see their land and streets taking shape.”

The first approved stage of development in Waraba will deliver 2500 homes.

When complete, Waraba is expected to be home to about 30,000 houses and an estimated 70,000 residents.
